Using the information provided, our allocations team will work hard to match you with the best flatmates from the same university, year of study and studying similar courses (subject to bookings). Once we receive your booking form, our friendly reception team will contact you regarding your deposit payment of £250. Once paid, your room will be secured for the next academic year. It’s that easy!

A guarantor is someone who agrees to pay your rent if you don't pay it. THEY MUST BE A UK RESIDENT, OVER 21. WE DO NOT ACCEPT 3rd PARTY AGENCIES.

Security Deposits

There will be an amount of £250.00 per person collected as part of your booking to secure the room. Once you have begun your tenancy with Manor Villages, this fee will be used as your deposit throughout your stay.

Please note, if you fail to proceed with the tenancy the fee will not be refunded.

Guarantors

You need to have a guarantor in order to pay the rent in termly instalments. If you do not have a financial guarantor you will need to pay the year’s rent in advance.
A guarantor is a third party, such as a parent or close relative, who agrees to pay your rent if you do not pay on time. Your landlord can ultimately take legal action to recover any unpaid rent from your guarantor.
There is a legal requirement for a guarantee agreement to be in writing. The agreement sets out the guarantor's legal obligations.

A suitable guarantor must be:
- A UK or Isle of Man Resident
- Over the age of 21
- In full time employment, and provide photo ID & proof of address.

Declaration:
I understand that the advanced rental fee I have paid is for the room/property I have chosen.

I understand that the amount of £250.00 per person collected upon submitting my booking form will be used as my advanced rental fee to secure the room and will become my deposit once the tenancy agreement has begun.

I understand that until a tenancy agreement has been signed then all arrangements are “subject to contract” and no tenancy can be guaranteed.

If within the one month from the booking date the tenancy agreement has not been signed by all the tenants we reserve the right at our absolute discretion to cancel the reservation and any part payments of rent or security deposits received may be retained by us.

Failure to provide required information or to respond to communication within requested times will result in your booking being cancelled and your deposit being forfeited.

Amendments to Tenancy Agreements:
Please ensure that you include correct details in your booking form. Any amendments to your tenancy agreement will incur a £75 amendment fee.

Please note if referred by a third party agency and you do not state the name of the agency on the booking form, they will not be paid commission for your booking.
